Step 1: Pre-qualify
Peter will pre-qualify you based on your online or phone application. He will review your credit report to ensure he is as accurate and helpful as possible.
Step 2: Find a Home
Work with your Portland Lifestyle Team realtor to find your perfect home.
Step 3: Pre-processing
Peter requests all items from you and prepares files for mortgage loan pre-approval.
Step 4: Contract
Signed sales contract between you and the seller is provided to the title company and Peter’s team.
Step 5: Pre-approval
Meet with Peter to review and sign your loan application.
Step 6: Processing
The processor on Peter’s team receives and reviews your documents. Appraisal, title, insurance, tax certificates and verifications are ordered. You need to order homeowner’s insurance.
Step 7: Inspection
You will inspect the property for structural, electrical and plumbing issues.
Step 8: Underwriting
Processor turns in completed file to review. This usually takes 24 hours.
Step 9: Closing Conditions
Underwriter provides a list of closing conditions to us and to the processor. We arrange for collection of closing conditions from all parties.
Step 10: Loan approved!
You are almost home!
Step 11: Closing Department
Closing documents and funds are finalized and sent to title company. This takes up to 24 hours.
Step 12: HUD
The title company draws settlement statement to be approved by lender agents.
Step 13: Final walk-through
You do a final walk through of the property to approve condition of the house prior to signing closing documents.
Step 10: Loan approved!

Step 15: Closing
Parties sign closing documents and meet funding conditions. This process takes about one hour.
Final Step: Funding
Title company requests funding from the lender. Once complete, the new owner takes possession. You get the keys!
